Ashmore office/retail goods asset sells in 19 days

A SUNSHINE Coast investor has snapped up a newly-renovated office/retail goods property sight unseen for $166,000 on the Gold Coast at 18/34 Dominions Road(pictured above) in Ashmore.

The asset, that came with a 66sq m* Net Lettable Area, was sold after the vendor decided to relocate back overseas.

Off the back of that result, another listing was secured, and that property subsequently sold in the space of just three days.

Both properties were marketed and sold by Ray White Commercial Gold Coast Sales Professional Jackson Rameau (pictured below).

Mr Rameau said the 18/34 Dominions Road asset was sold in just 19 days sight unseen to an older buyer in the southern Sunshine Coast.

“We had 35 enquiries throughout the campaign, with 12 private inspections and four contracts issued, we then negotiated the final sale price of $166,000,” he said.

“The newly-renovated office/retail goods property was accompanied by a newly-renovated kitchenette and private bathroom, plus two exclusive car parks within a gated complex.

“The asset is just off the major Currumburra Road in a busy and well-known complex called ‘Dominion House’ right near the Police Citizens Youth Club and down the road from Bunnings Warehouse, BP and Sunshine Ford.”

But that was not the end of this particular journey as Mr Rameau not only secured, but sold, a listing off the back of this sale in the space of just 72 hours at 1/34 Dominions Road.

“I had two inspections prior to launching the photos and marketing campaign and ended up sealing a deal unconditionally for close to the asking price with a 28-day settlement in just three days,” he said.

1/34 Dominions Road offered 96sq m* of a fitted-out office and was sold to a local owner occupier. The price can’t be disclosed but it’s another real confidence boost for the market.”
